FAQ

An Accessory Dwelling Unit (ADU) is a secondary residential living space located on the same property as a primary residence. ADUs can be used for rental income, housing family members, guest accommodations, or additional living space.

n many cases, ADUs may be rented in accordance with local laws and regulations. We recommend discussing your specific goals with our team so we can guide you appropriately.

The timeline varies based on permitting, design complexity, and construction requirements. Most projects move through feasibility, design, permitting, and construction phases before completion.

NYRTHomes specializes in ADUs, backyard cottages, tiny homes, accessory apartments, and small-footprint residential structures designed to maximize property value and functionality.

NYRTHomes offers an online ADU Eligibility Review that provides a quick online preliminary assessment of your property's potential for an Accessory Dwelling Unit (ADU). using publicly available New York City property and zoning data, our system evaluates factors such as lot size, property characteristics, and applicable regulations to determine whether an ADU may be feasible on your property.

The eligibility review is intended as an initial screening tool and is not a final approval from the New York City Department of Buildings. Properties that appear eligible may require additional review by architects, engineers, surveyors, and regulatory agencies before a project can proceed.

For homeowners interested in moving forward, NYRTHomes offers a comprehensive feasibility review and project consultation to evaluate site-specific conditions and next steps.

No. The online eligibility review provides a preliminary assessment based on available property and zoning information. Final eligibility depends on site conditions, design requirements, utility connections, regulatory approvals, and other factors that may not be reflected in public data.

The eligibility tool should be viewed as a starting point in the planning process rather than a guarantee of approval.

Properties that appear eligible may proceed to the NYRTHomes ADU Feasibility & Development Assessment.

This comprehensive assessment includes an in-depth review of your property, zoning considerations, site conditions, utility requirements, development constraints, and potential ADU opportunities. Upon completion, you will receive a detailed feasibility report outlining recommended development options, preliminary project costs, and a roadmap toward permitting and construction.

The assessment fee is $3,500.00 and includes:

• Comprehensive feasibility analysis
• Site review
• Property and zoning review
• Preliminary ADU placement options
• Utility and infrastructure review
• Preliminary budget estimate
• Preliminary project schedule
• Risk assessment
• Detailed Feasibility Report
• Consultation meeting
• Priority placement within the NYRTHomes project pipeline

As part of the assessment process, clients are granted priority placement within the NYRTHomes project pipeline. This helps secure planning, design, and development resources for your project while feasibility and pre-construction activities are underway.

Should you decide to move forward with your ADU project, a portion of the assessment fee may be credited toward future NYRTHomes services, subject to the terms of your project agreement.

Yes. As part of our turnkey development approach, NYRTHomes coordinates the permitting process on behalf of our clients through our trusted network of architects, engineers, expediters, and construction professionals. From preliminary planning through permit approval, we oversee the process and work with the appropriate agencies to help move your project toward construction.

Many homeowners choose ADUs because they can create additional living space, generate rental income, and potentially increase overall property value.

Absolutely. ADUs are commonly used for aging parents, adult children, caregivers, guests, and multigenerational living arrangements.

We discuss your goals, review your property, explain the process, answer questions, and outline the next steps for determining project feasibility.

NYRTHomes works with financing partners to help qualified homeowners explore funding options for ADU and small-home construction projects.

Our team can connect clients with lending partners that offer financing solutions for residential development, home improvements, and ADU construction. During the planning process, we help homeowners understand potential financing pathways and coordinate with lenders as part of the overall project development process.

Financing options, loan terms, approval requirements, and available programs vary based on lender criteria, project scope, and borrower qualifications.

At this time, NYRTHomes focuses exclusively on serving homeowners within New York City's five boroughs: Brooklyn, Queens, Manhattan, The Bronx, and Staten Island.

By concentrating our efforts within New York City, we are able to maintain a deep understanding of local zoning requirements, permitting processes, building regulations, and emerging ADU opportunities.

As the company grows, NYRTHomes plans to expand into additional markets throughout New York State, including Long Island, Westchester County, and other regions where demand for ADUs and small-home living solutions continues to grow.

New York City presents unique opportunities and challenges for homeowners interested in ADUs and small-home development. By focusing exclusively on the five boroughs, NYRTHomes is able to provide specialized expertise in local regulations, permitting requirements, zoning considerations, and project execution. Our goal is to become New York City's premier ADU development company before expanding into additional markets across New York State.
